Hong Kong student accommodation guide and scam prevention

Short answer

University halls are the cheapest option (about HK$1,200–3,500 a month) but limited. A room in a shared flat usually costs HK$4,000–9,000 a month, a studio HK$8,000–16,000. Budget about three months' rent to move in: two months' deposit plus one month in advance. Check the agent's licence and never pay for a flat you have not seen.

Step by step

  1. 1Apply for halls early through your university, even if you plan to rent later.
  2. 2Book 10–14 nights of temporary accommodation so you can view flats in person.
  3. 3Shortlist two or three districts using the district comparison tool.
  4. 4View 4–6 places in one week. Use the viewing and scam checklist below.
  5. 5Check the agent's licence (EAA) and the landlord's identity before paying anything.
  6. 6Sign a written tenancy, pay by traceable transfer, and photograph every mark before moving in.
What could go wrong

Paying a holding deposit online for a flat you have not seen, verbal promises that are not in the lease, and illegal subdivided units without fire exits.

What it might cost

Move-in ≈ 3 months' rent, plus agent commission (often half a month) and stamp duty (a small share of annual rent, usually split).
